We were getting almost no hot water from our boiler and a quick check with an IR thermometer confirmed that the mixing valve was delivering lukewarm water from the bottom of it's mixed output. The water entering the hot side was plenty hot enough. We ordered this repair kit and it worked perfect. If you are wondering if this will fit your application I'm attaching two photos of our valve as a reference.We were nervous that getting this thing apart might be a one-way trip. But surprisingly, after 15 years of service the two top bolts loosened just fine. The larger nut that actually holds it all in place is a 1-1/4" nut. We used a deep socket and breaker bar with an opposing open end wrench on the valve body. It took moderate pressure but nothing that seemed risky. Inside we found the o-ring completely dissolved on the mixer body and the plastic fingers in the top of the retaining spring also gone. No wonder this thing was not functioning. The mixer assembly was way down inside the spring. When it is in the down position it lets a flood of cold water into the mix. I'm attaching a photo of our old parts for reference.One thing to note, our adjusting shaft was frozen - the shaft the knob turns. When we got the top of the valve off, we loosened the retainer and put some PB blaster inside the shaft assembly. After some time and persuasion with vice grip pliers we got it to turn. Once it was free it was fine. But we did not take it all the way apart (there is a retainer clip involved). We used up the serrations on the shaft pretty good and it looks rather ratty now. But it is working. Retightening the retaining nut seemed to re-seal it OK, but we don't know if the PBblaster will eventually weaken the water seal on the shaft. If the adjusting shaft on your valve is also seized, you might consider also buying a new top piece and change it all at once.All in all this saved us from cutting pipes and rebuilding the circuit with a whole new valve assembly. 3 cheers!

I used this to replace the original core in my 120 degree valve to actually get hot water (145 degrees). These have been acting up pretty bad around the 5 year mark so I recommend replacing every 4 years as routine maintenance.Do not use vaseline or any oil based lube on these O rings as they will swell in reaction and the valve will bind up. Use silicone to lubricate.

The problem is, if this assembly fails, there are probably other issues which will prevent a new one from working, too. The inside walls of the valve can get corroded or calcified, which would prevent the piston from moving smoothly. This assembly is only one part of the "guts" of the valve. There's also an upper assembly, and two very fragile backflow preventers in the two input connections. In the end I had to replace the whole valve with a new one, which now works fine.Again, if you are sure this is the ONLY problem with your mixing valve, then presumably this would be a fine product. Just make sure before ordering.

I had no hot water and thought there was a problem with my domestic HW coil, however when i touched the downstream of the coil and almost melted my skin, i realized the coil was working, but it was the valve not letting the hot water through. So initially i took my mixing valve out and was looking for replacements, but realized i could just change the element inside. I took some steel wool and polished my current one to get me by for a few days while i waited for this one to come in and instead of paying $120 for a whole valve, i got this for lass than half the price. The problem with the old one was that it was just covered in junk and wasn't properly reading temperature and for safety was keeping hot water from flowing through. There is no need to ever get a new mixing valve, just this element and the O-rings are what should be replaced. It's also very simple to change, just be careful of the hot water when you drain it.
