What a great replacement and made a great difference on the attic ladder. The hinge on the controlling arm did break off later after the metal twisted towards the middle of the step ladder. Now I feel confident walking up and downs these step. Thanks a bunch.

This replacement item is nearly identical to what you are likely replacing. In my opinion this is the first issue because you are probably replacing an item that has failed from an attachment swivel failure or bent arms. This item will likely fail in the same manner at some point if the ladder is used in the same manner. The second issue is that this is not easy installation. At a minimum you will have to be capable of stretching your spring to remove and reinstall. Some of the units I have done this procedure have heavier and harder to stretch springs then others and this can require considerable strength. On the units I have replaced after unscrewing the two screws you will need to use a grinder to grind off the other two attachment points. On the units I replaced you now have to find a way to attach two screws that has what remains of the part you just ground off still in place. Drilling into metal and careful not to start a fire in the wood. Now you can get your last two screws installed. If you have a unit that is only attached by four screws, you can fortunately skip this step. If you like the way the original functioned, you will be happy with the replacement keeping in mind it is not a significant upgrade. My tips would be to check that all ladder bolts are tight, I put a little grease on the pivot areas and make sure the item matches your ladder.
