We sold our 17 year old trailer last year. I washed and redid the caulking then used this conditioner. Took a few days altogether but the roof looked like new and I'm sure helped to sell our old trailer.See before and after pics

It was extremely easy to apply. I used a 4”x10” painting pad on a 5ft handle. It went on like suntan lotion. Nice and easy. I picked a cool time of the morning once my roof was dry of morning dew. It was drying by the time I finished.I have a 32 ft trailer, it took me less than 30 minutes to actually apply. I also did my slide out roof and do under my TV antenna.In addition, I lightly coated my AC Unit, Refrigerator Roof Cover, dome vents and all joints. Although, I am not sure if it advised or frown upon. I figured it was a UV protectant and would keep the materials from the harm of the sun.One suggestion for Protect All. It would be more convenient if the cap/lid had a pop up spout. I poured a little at a time, directly from the 1 gallon jug to my work area, then, I would cap the jug. I then spread it with the painting pad. I was being cautious not to accidentally leave the cap off and inadvertently knock over the jug and lose an excess amount of treatment.I have a 2017 Travel Trailer and have used Protect All Rubber roof treatment consistently usually in the spring and in the fall. I throughly wash the roof first, including the gutters, then apply the treatment. It prevents my roof from caulking up and thus leaving a lot of caulk and dirt on the sides of the trailer.Word of advice, if you do not clean and treat your roof ( with whatever product you choose), you are wasting your time in washing and polishing the sides of your trailer.So far I am happy with the condition of my roof. I cannot honestly say if it is because of my maintenance regime or the product. I am happy thus far.Total outside maintenance of the trailer starts from the roof!Good Luck

Applied in early fall. I’m interested to see how it is in the spring. It applied easily and didn’t run down the sides. I was worried about it being hard to control. It wasn’t. Sealed the rubber roof very well! A very definite sheen after drying. My unit sits out all winter. Interested to see how the roof finish is this spring

I had my RV roof pressure washed and this applied. Seems to have stopped or greatly reduced the white chalky staining on side of RV from runoff. Been on for about 8 months now seems to be holding up.

I used a small amount of Dawn dish soap to clean the roof and allowed it to dry. Roof wasn’t bad since camper is brand new but was on dealer lot for a year. It’s a big 42 foot Jayco Toy hauler and I used one entire gallon of this treatment. I did two coats allowing it to dry between coats. It it’s cooler outside it would probably be easier to apply because you would be able to see it better since it would take longer to dry. But not colder than 55 degrees. After it’s dries the roof will then be just a little slicker to walk on than before so be careful

I've tried most of what's available to tackle this job, and this is the only one I'd recommend. You should check your caulking at least a few times a season and check the corners of your roof after EVERY tow as this is where most flex happens. For cleaning, a portable power washer with a 20° nozzle is king, don't bother with chemicals and scrubbing. This stuff is the final step. I apply it by hand, wearing rubber gloves. Just pour a tiny bit out and spread it around, that easy. (Don't forget the roof edges leading into the gutters.) It leaves a nice protective layer and reflective sheen that nothing else provides. It really cuts down on any sort of accumulation on the roof, which means it's easier to clean and you get less black streaks.

I clean my trailer roof every month after camping with a pressure washer using water alone. Then I keep a cover on all the time. Added to this I apply this product every 4 months. With the cleaning and care I do I could probably do every 6 months. The pressure washer doesn't take this off. But it will begin to wear thin over time. After the roof is clean and dry I simply pour a bit on the roof and rub it in 6x6 sections at a time with my bare hand. No hard rubbing needed. The rubber will absorb what is needed and then the rest will dry with a micro thin pliable layer, I use my hands because it goes on much thicker and none is wasted absorbed by a sponge or mop. My trailer is 33ft and the roof is 8x29 ft. It goes on really fast. I cover the roof in about 15-20 minutes. Put this on in the sun in the am hours so it can fully dry. I once made the mistake of applying in the evening and the evening and night dew made a mess of the project. I can get about 6-8 applications out of a gallon lasting me a couple of years. This stuff is a must. Your roof will have a smooth almost glossy finish and you can really see the protection it is providing. It nourishes the rubber and you have 0 chalkyness that normal rubber roofs have as they break down. I highly recommend this product. ESPECIALLY if stored in hot climates and or without a cover.
